### Super built up area & carpet area - What, Why and How!

The terms built up area, super built up area, salable area and carpet area pop up again and again for an Indian real estate buyer. The apartment that is sold as a spacious 1500 sqft apartment, is actually not 1500 sqft if you count its actual covered area, or carpet area.

Definitions -

1. Carpet area - The actual area you use. The area on which ‘you can put a carpet’.

2. Built up area - Carpet area + area of walls and ducts. Around 10% more than the carpet area. A terrace is considered as half the actual area for calculating built up area. Some projects charge dry terrace same as internal rooms.

3. Super built up / Saleable area - Built up area + markup for common spaces like lifts and stairs. Usually 25% more than the built up area.

Let us take an example.
Here is the floor plan of one of the apartments at Kumar Periwinkle in Kharadi.

This is a small apartment whose saleable area, or super built up area is 892 sqft. Let us calculate its carpet area by summing up all its rooms -

 Room Dimensions (ft & inch) Carpet area in sqft Living Room 10′ x 15′-9″ 157.5 Dining Room 7′ x 7′-8″ 53.6 Bedroom 1 11′-9″ x 10′-9″ 126.3 Bedroom 2 11′-9″ x 10 117.5 Toilet 1 8′-6″ x 5 42.5 Toilet 2 8′-4″ x 4′-3″ 35.4 Terrace 10′ x 5′-9″ 57.5 Kitchen 11′ x 8′-6″ 93.5

Now terraces are generally considered by halving their actual area. So, carpet area considered of the terrace is 57.5/2 sqft = 28.75 sqft.

So, the total carpet area for the rooms of the flat comes to be approximately 655 sqft. Now there is a passage area at the center of the flat, which looks approximately 11 feet by 5 feet, which adds 55 sqft more to the carpet area.

So, approximate carpet area of the flat = 710 sqft.

Now, the saleable area as given on the website is 892 sqft. This is the area which is billed to you by multiplying it with the square foot rate.

This difference is what super built up area is all about. As far as I have seen, a thumb rule is to take 1.25 as the multiplying factor to calculate super built up area (i.e. saleable area).

So, if we multiply by this factor, 710 * 1.25 = 887.5 sqft is approximately the answer we are supposed to arrive at.

But this rule of 25% is no written rule, and this multiplier can vary. Ideally, this multiplier should be more for the schemes where more space is given to amenities and common areas. This area is supposed to include the common amenities that are built but are not directly charged to the customer. But there are no concrete formulas for this. The agreement that you will sign with the builder, should have all the details like carpet area in it. But you will probably see the agreement in detail only after you decide to buy your home there.

So are you getting cheated when you actually get a 700 sqft apartment when you thought you got 900 sqft? Not really…
The key is to ask for the carpet area of the property you are buying, and verify it by doing a calculation as given above, and also verify the dimensions actually on the ground if possible. As long as we have open market economy, you will always have choices. So, if you find that a project has a multiplying factor of 25% for super built up area and another has 30%, the simplest thing you can do, is get the carpet area of the actual rooms and find out the per sqft rate based on carpet area, to compare the two projects.

Apart from this, there are also several extra bills like electricity backup charges, parking charges, maintenance charges for amenities, society formation charges so on and so forth. So, you need to consider and compare all of these charges before thinking of choosing the right project to buy a property. Give a hard thought to how many of the amenities you are actually going to use, and how much you are getting charged for them. Will it be simply better to buy into a no-frills project and join a gymkhana club rathar than paying maintenance charges for the swimming pool you are not going to use?

Simply create an excel sheet and put all the parameters of the property in it, like carpet area, parking charges etc. Use that sheet as your basis of taking decision and not the glossy marketing brochures they give you!

As far as I know, government doesn’t have any such rule. Any way it will be a state subject I think…so will differ everywhere.

Hi, Can you clarify if skirting area is included in carpet area.

I was promised a carpet area of 726 sq ft in agreement but when I calculated my carpet area using precise measurements and a 3D software tool, i find that it has 46 Sq ft less area. My friend suggests that I have to count the skirting on the walls in the length and breadth as well? Please clarify. This is from Mumbai, Maharashtra.

I have purchased flat of about 1340 SFT super built up area in Feb, 2008 in Hyderabad. Offlate I came to know that only 900 SFT is carpet area. I personally beleive it is a cheating by the builder. Is it according to rules of building regulations, moving to cousumer court would benefit me in anyway. Please let me know.

At the time of initial talk and giving token money to builder (when Building was under construction) he said I will get 77% of Area as Carpet Area that means 33% max would be loaded. But at the time of Registration I shocked to see that am only getting less than 50% Carpet area.

Now the Registration is done.

Can you plz suggest me what to do in this scenario.

I had a doubt regarding terrace / balcony/sit out calculation - are they to be charged half rate compared to rate charge for flat. Does it depend on project to project?

Because my builder provide balcony (they mention sit out in agreement copy) attached to hall, but they charge me full as internal hall. Means total size 11 feet*4.6 feet=50.6 sq. ft. They charge me like 50.6*2800(Rate of per sq. ft) = Rs. 141680; actually need to charge half means only Rs. 70840. So now what can I do?
I pay him 85% amount and reaming 15% I will pay during possession time. So can hold it?

Please advise me for any legal or orally communication action against that; So he can deduct extra amount.

Very informative. In fact I found out yesterday that builders’ websites contain outdated price per sq ft! And theer are very many add ons. SO the actual pric at delivery may come to about 75-80% of the price we see in the websites.

I just calculated the salable area on the basis of dimensions mentioned in the floor plan of a builder assuming super built-up at 30%. An interesting observation was that the difference in the salable area was approx 300 sq ft from the area quoted by the builder.
Another important observation is that the builder give a complete package cost which includes registration and stamp duty . These charges should not be applicable on the MSEB charges . Stamp and registration should be paid on the cost of flat+parking.

I have booked a flat and builder has not mentioned carpet area in Agreement although he has mentioned Build-up are and SBA in the same.

SBA is 1135 and Build up are is 915

Please suggest, I have not signed the agreement so far.

Dear Sir, i agree most of the things in your article, except one. The dry balcony and Terrace carpet areas are calculated 33% of the specified area in the floor plan and not 50% of them. Many builders cheat on this issue. Consumer should be alert for such fraud. You can check this in any of the govt. policy, it i 33% and not 50%. please correct your blog as per that.

I calculated carpet area of Bharat city and Gulmohar Green, Everyone must be surprised to see this result…
Bhart city super area is 1290 while we got only 770 carpet area[aprox 38% loading charge]
Gulmohar Green super area is 1510 while we got only 990 carpet area[aprox 35% loading charge]
Even if you see actual room or toilet size..it must be less than floor plan mentioned size …..Govt must have fair calculation ..i dont knwo where should i complain..these issue..May be RTI can help us.

I have purchased a flat with a sellable area 893 sq ft and carprt area 626.01 sq ft. Builder has calculated carpet are from sellable area as :
893 x (100-30)% = 893 x 70% = 626 sq ft.
This is wrong.

Already i have made aggrement and Rs 300000/- are paid. Now i found that ,actual sellable area is 813 sq. ft. Builder has cheated me by charging for more 80 sq ft. area.( Rs 180,000/-)

How can i recover my money. What leagal action i can take or how consumer court help me.
Plase help me .

good info. I would like to know more about how to ensure that builder does not cheat me- what is promised at the time of showing the flat and what I get. The dealer was extremely reluctant to share a lot of details with me, when I asked him to do so in writing. But I insisted.

I have purchased a flat where in the agreement it was mentioned that 1150 sq. ft. super built up area including 25% common area. The carpet area as measured is 820sq. ft.On measuring from top i.e. from terrace which includes wall thickness,pipes,staircase, lift etc. the measured is came as 873 sq. ft.So, 873×25% =1091 sq. ft. but, promoter told that the calculation is 1150-25% = 862.5 sq. ft.As per agreement as stated above whether promoter is correct or myself.Whether I can file case against the promoter as Consumer Protection Act. Pl. reply as soon as possible.

this is a very nice and clear explanation of what to look for and how to go about reassuring oneself.
i had a slightly different query.
what happens when there are angles? for instance if the building is a polygon shaped one with say three sides that have walls at angles (eg 120 degress). how is the area calculate in such cases? the floor plan in such cases will still give the area based on a length x breadth.
